Real Estate:
The business owns the 50,000+ square feet facility where the business operates and is headquartered. The business currently utilizes and operates in a 21,575 sq feet production and office space and the remaining area in a sperate building is leased to an unrelated third party. There is ample room to grow and develop more buildings on the 6+ acre property. The current production and office space will be offered for lease from owner at favorable terms. The above cash flow has been reduced to accommodate all cost associated with leasing this space. In addition, the Land & Building can be purchased with the sale of the business. This would credit the cost of the lease in the above cash flow; as well as generate another stream of cash flow from the facility that is leased from an unrelated third party, to allow purchaser to pay the loan for the land & building. The purchase price of the business does not include the Land & Building. The Land and Building is being offered for an additional $3,700,000.
